It was a pleasure...

It was a pleasure to work with Roland Newman and his team on the renovation and sensitive modernisation of my basement( servants quarters ) flat in an 1814 house behind Lansdown Crescent. Roland has an excellent understanding of older buildings and what might work within the structural frame work. He responds very intelligently to a client’s ideas but can be very persuasive in helping the client to appreciate realistically what can be achieved.

His knowledge of relevant materials is of the highest order and played an important part in reaching the desired conclusion. His links with specialist providers and working with them effectively is impressive and helped enormously in achieving right pattern of work.

His team responds very well to the objectives set and were a pleasure to have working in the flat over a considerable period without any feeling of intrusion. They were always ready to discuss their work in an intelligent and helpful way.

The end result has been a delightful and unusual upgrading of an area which was gloomily second rate and under utilised. I now have an elegant warm and spacious shower room with room for a compact combi boiler and welcoming under floor heating (electric) below the attractive stone floor.

Next door, the old bathroom has been turned into a comfortable and high class office space with an excellent, attractive , craftsman made working desk with plenty of computer working space and filing capacity. But the room also has capacity for my piano and for use by small groups of musicians. The whole space has a very beautiful hardwood floor again with under floor heating.

Leading from this room is the stunning conservatory which is a place to be for much of the year and is much appreciated for entertainment and relaxation.

There have been other surprises. The provision of effective glass roofing in the space outside my kitchen has an airy and useful workspace with space to grow plants. The second showeroom has been attractively upgraded. But the amazing revelation has been the discovery of an undamaged Victorian tile floor under the carpeted area of the hall. It is a topic of continual surprise for my guests and continues to have a joyful impact for me on entering the flat!

I thoroughly recommend Newmans.

I first employed them in the autumn of 2006 to do some major internal work on our Listed house including bathroom installations, new internal doors etc. This was the first time that we have had serious work done on a house and, having heard so many horror stories about builders and their work, we were apprehensive. Absolutely no need!

Throughout the project we were impressed by Newmans’ attention to detail, particularly period detail, their workmanship, and their flexibility with our evolving requirements (which owner doesn’t change plans during a project?!). Throughout the process, Roland was totally sympathetic to the building and his knowledge gave us confidence. Moreover, he managed the project continuously and kept us fully informed. Tellingly, even after two months in the house they were a great team to have around; they were reliable, tidied up at the end of each day (well, OK, as tidily as a building site permitted!), and were unfailingly pleasant and helpful. 

I have since employed them for smaller jobs such as a shower room conversion, and intend to ask them to do further refurbishment in the future. 

In short - if you have to have the builders in, have Newmans!


As the owner...

As the owner of an all female company with no knowledge or interest in building work Roland has been my saviour on many occasions.

Newmans renovated the building I use as a Pilates studio four years ago. He started on time and finished on time. His quote for the work was honest and reasonable. Being a Georgian townhouse there were unexpected problems which Roland dealt with professionally. The boys that work for Roland are kind and polite.

Only last Tuesday, whilst I was away from Bath , I had a panicked phone call from the studio saying our under-floor heating wasn’t working. No heating in the middle of January is a catastrophe in my line of work so I rang Roland. He was at my studio within half an hour. Roland is a great problem-solver and if he doesn’t have a solution he has an excellent network of skilled workers who will have an answer. Thanks to Roland we now have warm feet again


We live in a...

We live in a Grade 2 listed property just outside of Bath. Newman’s have carried out 2 substantial pieces of work for us, in 2005 and 2007. The first job involved installing a wet room and a new bathroom and reconfiguring a bedroom. We also had cupboards built, in keeping with the old style of the building and had rotten joists strengthened and under floor heating installed.

The second job, this year, involved completely renovating a 2 storey section at the rear of our house. We needed a new roof and the floor was lowered by 2 feet. Large oak sliding doors were fitted downstairs and French doors upstairs, to look out on what is a fantastic view. An oak floor was fitted upstairs and the whole place was decorated. The work also involved building a large paved terrace on very sloping terrain. 
We employed architects to see us through the planning process but after that dispensed with their services, choosing to project manage ourselves with much involvement from Roland Newman.

We have been delighted with the work that has been done. Roland worked from the drawings which often did not give much detail, and achieved fantastic results. He is a very good problem solver and keeps in very close contact with his customers at all stages of the work. He is a very pleasant and honest person to do business with. He understands the importance of good communication and makes himself very available. He enjoys the challenge of working in old buildings and is thus sympathetic to the final look.

His staff are punctual, pleasant and respectful of property. We had no qualms leaving them alone in our home and this year actually left the country for 2 weeks whilst they got on with the job.

Roland has high standards of workmanship and oversees his men at the crucial stages. He also has great ideas – for instance he helped us round the issue of how to install a 42” TV in a recessed fake wall….ideas that do not come naturally to us! He has also been very involved in very small details like door furniture and works hard to advise on the right choices!

Our house has not been an easy one to work on because of its age – no wall is straight….there is damp….and externally the pointing is crumbling. Having not done significant work on our home before this we have been impressed with the degree of collaboration we have had with Roland.

We would recommend him highly and ourselves look forward to employing him in the future!

We were a little...

We were a little apprehensive at first as to the impact on the daily family life of such an intrusive construction project. However, throughout the development we found Roland & his team extremely accommodating and personable; and by the time of completion we found ourselves saying goodbye to group of guys that we’d all come to know and like.

The vault and basement conversion carried out by Newmans has completely transformed the house; creating a bright, contemporary living space from what was previously a dank and gloomy storage area. In fact this level has now become the ‘heart of the home’

Roland’s experience with historic buildings proved invaluable in working with Bath’s Historic Environment Team, and led to the resulting conversion being both contemporary and sympathetic to the existing building. His technical ability was immediately put to the test at the start of the project when a natural spring was unearthed during the first day’s excavation. However, an innovative engineering solution was soon applied, redirecting the stream and allowing the work to recommence. The membrane waterproofing system proved to be exactly the right application for such a wet environment (the existing vaults were originally too damp to even use for storage) – it is now four years on and there’s still no sign of a breach in the protection.

All in all, we found Newmans flexible, reasonable & professional in all our dealings with them; we were delighted with the results and went on to use them in a number of other projects. I’d thoroughly recommend them if you are thinking of converting or refurbishing your historic building
